Local Plan Promotion
Our services include advising on site opportunities to be promoted through the Local Plan process and setting out strategies to achieve site allocations. We prepare submissions for Councils’ Call for Sites and make representations for clients to all stages of the Local Plan process. We attend and present cases at Local Plan examinations.
Pre-application
We provide site appraisals setting out planning policy considerations, what is required to support a scheme through the planning process, and strategies for achieving a successful outcome. Assistance with initial designs, providing both a planning input and commercial expertise. We then prepare a pre-application pack and make the submission to the Council. Further to meeting with the Council, we provide clear feedback to the client as to how to take a scheme forward.
Planning Application
We prepare and submit applications for outline and full planning permissions, listed building consent, prior approvals and certificate of lawfulness. Coordinating the submission of applications and preparing planning statements and other supporting planning material. We monitor the applications through to a decision and respond to any issues raised during the application process. We also attend Council’s Planning Committee meetings to present schemes, and assist with S106 planning obligation negotiations.
Post Planning Permission
We provide a post planning permission service and advise on how to deal with amendments to a scheme through the planning process and coordinate the discharge of planning conditions.
Appeals
There are times where schemes are refused planning permission. We provide planning advice on appealing. We have a significant amount of experience of acting for clients for written representation appeals, attending informal hearings, and acting as an expert witness at public inquiries.
Project Management
Projects often require a project management role throughout the planning process, working with a team of sub-consultants. We have experience of project managing a wide variety of minor and major schemes through to a successful conclusion.
